PARTICULARS

LOT 1.
AN EXTENSIVE AND VALUABLE
FREEHOLD MALTING;
(Land-Tax redeemed,)
With Two Floors 206 Feet in length and 84 feet in width, containing a
CISTERN TO WET ONE HUNDRED AND TEN QUARTERS;
FOUR DRYING KILNS,
Malt, Hop, Barley, and Skreening Chambers, in which there is
STOWAGE FOR NINE HUNDRED QUARTERS OF GRAIN.


The first Working Floor is 156 Feet, and the second 142 Feet in length, and each 78 Feet in width. In Front of the Malting is a Wharf with a Frontage of 138 Feet to the River, with a Dock on the South Side, which enables the Occupier to land and ship Corn, Merchandise, and other Produce. A part of the Wharf is converted into a Coal-Yard, containing Stowage for
FIVE HUNDRED CHALDRONS OF COALS.
On the North Side of the Malting

Are Two Cottages, with small Gardens in the Front, and large Gardens in the Rear, in the Occupation of SYCAMORE and HOWARD. There is another Cottage, also, on the North Side of the Malting, with a valuable Wharf, 99 Feet by 57 Feet, together with Work and Boat-Builders' Shops, in the Occupation of SAMUEL HARRIS.

it is in substantial Repair, Brick-built and Tiled, strongly timbered, and has Copper Gutters between the Roofs. The situation is eligible, being at EAST DONYLAND, within Three Miles of the Town of COLCHESTER, the best Corn Market in the County, and a fine Barley District. Its immediate Contiguity to the River Colne affords an easy Transit of the Produce to the London Market.
The Cistern of the Malting is Charged by a Reservoir, abundantly supplied by Fine Upland Spring Water.

LEONARD, COLCHESTER; it is Timber-built and Tiled, and contains good underground Cellars, Tap-Room, Parlour, Dining-Room, Five Bed-Chambers, and Two Attics; a Washhouse, Yard, Garden, and Stabling for 12 Horses, together with a Wharf, possessing a valuable and extensive Frontage to the River Colne.

This Lot is in the Occupation of Mr. EVERARD WILLETT, who pays a Barrel-Rent on the Trade, which amount by Estimation, to about
